The role of the Construction Inspector is to provide oversight of the construction and rehabilitation of residential single and multi-family properties, primarily to reduce the number of supplemental job orders (change orders) and post approval amendments (PAAs) and resolving contractor request for information (RFIs) on the jobsite. The individual that applies for this position must have extensive field experience in residential construction with some familiarity in the elevation of homes. The candidate must be able to provide assistance and a great learning experience to new graduates or less experienced field representatives - a mentor to these employees. Code certifications are desired, but not necessarily a requirement for a well experienced individual.

  • Confer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters, such as work procedures, complaints, or construction problems.
  • Communicate with construction contractor's representative as well as the architect of record or a regular basis.
  • Plan, schedule, or coordinate construction inspection activities to meet deadlines.
  • Insures compliance with procedural requirements on contractor's request for information.
  • Plan, organize, or direct oversight activities concerned with the construction with IBTS employees and others.
  • Study job plans and specifications to determine appropriate construction methods are being used.
  • Implement quality control programs.
  • Review and approve in coordination with the Architect of Record supplemental job orders (change orders).
  • Review new or modified plans in response to changes in construction and unforeseen conditions.
  • Coordinates and works with contractors relevant to project requirements in accord with established procedures.
  • Identifies potential delays and takes appropriate actions to eliminate or minimize their cause and/or impact on the project.
  • Direct and supervise employees with less experience performing construction related activities, such as site reviews and inspections.
  • Attend meetings with Client, Contractors, and IBTS employees on weekly, monthly, or other scheduled times.
  • Perform other duties, responsibilities and activities as directed by IBTS Senior Management or others as assigned at any time with or without notice.
  • Prepares a clear, accurate job record in IBTS database listing inspections conducted, personnel on site, causes of delays, and job problems as well as appropriate photo documentation.

This is a temporary position expected to last 2-3 months, and could be extended to other projects as they become available.


  • Knowledge of residential construction processes and procedures
  • Ability to read and interpret building plans relevant to the elevation, rehabilitation, and construction of single and multifamily residential properties.
  • Able to compare construction plans and specifications with work being performed or completed for compliance and report on any discrepancies.
  • Ability to prepare clear, technically sound, accurate, and informative inspection reports, and other reports.
  • Understand and utilize Information Technology in the performance of work including Internet, Intranet, Microsoft Windows OS, Adobe Acrobat, dapulse, and Microsoft Office Suite. Knowledge of Microsoft Project is preferred.
  • Foster positive attitude towards IBTS staff, contractors, homeowners, and clients.
  • Must be able to speak, read, and write the English language with proficiency.
  • Maintain daily logs and records of inspections performed and the ability to issue findings both verbally and written to IBTS staff, contractors, supervisors, and clients as needed.
  • Use critical thinking and problem solving to detect, inspect, and recognize Life Safety issues as well as identifying quality control in accordance to program requirements and IBTS guidelines.
  • Knowledge of wood framing methods and installation of foundations including but not limited to driven and drilled piles and reinforced concrete.
  • Ability and willingness to travel between projects within an approximate 50mile radius.

  • Five (5) years of experience in residential home inspections
  • Bachelor's degree in Engineering, Construction Management, or Construction Technology or any related field (preferred)Minimum ICC Residential Building Inspector (B1) Certification (preference to those with additional ICC Certifications)
  • Knowledge of Microsoft Word, Excel, PowerPoint, dapulse and use of various types of electronic and/or manual recording and information systems used by IBTS.
  • Other technical certifications and the ability to work in other project areas are a plus.

Physical Demands

  • The person in this position needs to occasionally move about inside and outside of homes and buildings while examining work sites.
  • Constantly positions self or ascend/descend ladders for examining work site including but not limited to climbing steps, moving through crawl spaces, attics, basements, etc. These actions include climbing, stooping, kneeling, crouching, crawling etc.
  • Frequently move equipment weighing up to 50 pounds to and from work site.
  • Constantly works in all outdoor weather conditions
