Due to our continuous growth, Carrington Mortgage Services is seeking a Pre-Foreclosure Referral Specialist for our Anaheim, CA office.


The Pre-Foreclosure Referral Specialist will review loan accounts with expired breach notifications and validate eligibility for pre-foreclosure referral. Perform due diligence on loss mitigation waterfall, collections history, asset review and borrower status. Verify compliance with all federal and state guidelines for the predisposition of foreclosure accounts.

  • Audit state specific Notice of Intent to Foreclose (NOI) and related delinquency notices.
  • Perform comprehensive loan level review to reconcile all applicable loss mitigation options and/or default remedies were attempted.
  • Complete review of foreclosure referral checklist to substantiate eligibility for first legal action.
  • Document loan level audit results and report daily to department supervisor for timeline adherence.
  • Refer loan files for foreclosure as appropriate, based on department policies and procedures.
  • When applicable, request/validate Notice of Intent to Foreclose (NOI) on loans according to specific state guidelines and timelines.
  • Request/validate all required letters in accordance to FHA HUD and MHA requirements and timelines.
  • Identify and refer loan files for possible charge-off, according to department policies and procedures.
  • Maintain consistent attendance to ensure fulfillment of essential duties and responsibilities.
  • Perform skip tracing on loans where no contact information is available.
  • Request property chases and/or inspections as needed.
  • Perform other duties as assigned.


  • High school diploma or equivalent work experience.
  • One (1) to two (2) years' loan servicing or related industry experience preferred.
  • Knowledge of Fair Debt Collection Practices Act required.
  • Knowledge of relevant and industry-specific computer software preferred.
  • Knowledge of FHA, VA, USDA, and HAMP loan modification preferred.
