The Construction Project Management Director will oversee and execute the process for DeNovos, Expansions, Relocations and Renovations of USRC Dialysis Clinics. This position directs and coordinates the full process of pre-construction activities such as; site investigation and due diligence (MBBI), budget preparation for Development department's financial models, review and contribute to the scope of work for the "Landlord's work letter" in the lease, and to assemble your architect / engineer design team and general contractor.

Essential Duties and Responsibilities include the following. Other duties and tasks may be assigned.

  • Drive the overall process of developing Dialysis clinics using the Construction Departments' process and tools.
  • Oversee the schedule for on-time completing of construction projects, adherence to the final approved budget, update timelines, and approve invoices.
  • Site search and site due diligence, MBBI process, and budget preparation. Collaborate with Architect and General Contractor to define MBBI cost.
  • Support and communicate with Real Estate Department on Lease terms and Landlord work, building conditions, and MBBI cost.
  • Coordinate with VP of Construction the pre -- construction document activities for effective use of resources.
  • Work with Architect, USRC Clinical, Technical, and Operations, and our Physician Partner to develop clinic's floor plan to obtain approval of the floor plan.
  • Oversee the use of "Vendor Notice" and "Vendor Wheels Up" process in the preparation of construction documents and bidding to the general contractor.
  • Prepare preliminary and final project budgets to the point where Development can finalize the project's financial model.
  • Coordinate and attend pre-construction meetings with Architect-Engineer / General Contractor / Landlord.
  • Drive the permitting and approval process to obtain building permits.
  • Oversee schedules and assist in Construction Contract preparation with the Architect. Issue Notice to Proceed (NTP) to engage USRC's company-wide DeNovo Checklist program. Maintain updates to NTP as needed.
  • Oversee quality of construction and prototype adherence, and timeline of construction process. Ensure weekly construction project reports from the general contractor are issued to the appropriate audience.
  • Review and approve change orders. Review change orders above approval limit with VP of Construction. Maintain change order log and issue to Development and partners. Ensure timely processing of change orders. Effectively communicate with the physician partner & Development to explain the reason for Change Orders and obtain their approval.
  • Attend site meetings with Architect /Engineer and general contractor at the appropriate time during construction and at Punch-list. Hold punch-list within 2 days of NTP's scheduled C.O. date. Keep team informed of Construction End Date and Set up week.
  • Assist as needed to perform other related duties and special projects as required.
