JOB DESCRIPTION SUMMARY

This position is responsible for the ongoing support, development, and implementation of an activities program designed to meet the social, educational, and physical needs of community residents and the University Client. Responsibilities include planning, assigning and managing the development of recreational, educational, cultural and other programs geared to the needs of the specific community(ies). Additional responsibilities include selecting 3rd party vendors and ensuring the scheduling of various activities programs and continuously evaluating the effectiveness processes, procedures and programs and recommends changes as required.

JOB DESCRIPTION

Essential Responsibilities: 

  • Manage a team of Resident Activities employees who are responsible for coordinating activities and programs for residents at community sites.
  • Research, evaluate, develop and ensure the implementation of various resident activity programs for specific community property sites that are specifically tailored for the needs of the residents.
  • Establish and manage relationships with relevant 3rd party vendors who may be providing service to the communities; Recruits, researches, and approves schedules and supervises programs leaders, general contractor entertainers, volunteers, other professionals and vendors.
  • May be directly responsible for the scheduling of various events, activities, etc as well as all facets and details relevant to the events.
  • Evaluate the effectiveness of any related operating processes, procedures, etc, makes recommendations for modifications and implements any changes accordingly.
  • Engage and motivate residents resulting in program participation.

Organizational Responsibilities:

  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Practices proper safety techniques in accordance with Company, community, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
  • Identifies areas for improvement and offers suggestions to improve the community’s efficiency, profitability, and productivity.
  • Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, research and/or subscribing to the internet or other professional publications, or utilizing other appropriate method(s) to obtain business and professional information, and applies knowledge and practices to area(s) of responsibility.

Other Responsibilities:

  • Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.

Working Conditions:

  • Incumbents work in an office environment, but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
  • Must be able to work a flexible work schedule, which may include evenings, weekends and/or holidays.

Required Licenses or Certificates:

  • Incumbents must have valid driver’s license to drive a golf cart on property.

Physical Demands:

  • Incumbents must be able to physically access all exterior and interior parts of the community and amenities.
  • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
  • Routine, local travel may be required to attend training classes, admissions events, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
  • Must be able to work a flexible work schedule, which may include evenings, weekends and/or holidays.

Knowledge, Skills, Abilities:

  • Demonstrated ability to read, write, and communicate effectively to prepare and explain data to team members and clients via presentations, data files, and training classes.
  • High degree of proficiency in Microsoft Office Suite, property management software (Yardi and One Site), and database management programs in order to complete required reports and communication materials.
  • Must be proactive, self-directed, highly motivated, and possess skills in time management in order to manage multiple projects simultaneously.
  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percents to complete financial records, budgets, and other fiscal reporting information.
  • Demonstrated management and supervisory skills sufficient to lead, direct, evaluate, and mentor subordinate and peer employee staff.
  • Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances, including using Craigslist, Google and other search engines, and navigating the internet and websites.
  • High School diploma, GED or an employment history that demonstrates the application and usage of a sales, marketing, internet and customer service background sufficient to resolve customer complaints and issues and complete financial records, documents, and reports.
  • College degree in business or related field, and/or equivalent experience is highly preferred.

Additional Compensation:

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.
  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
