JOB DESCRIPTION
Role Responsibilities
- Act as the primary marketing contact for Onsite teams for an assigned portfolio of sites.
- Provides ongoing marketing support and develops tactical marketing campaigns and individual asset marketing strategies that promote each community's brand and achieves its business goals over the life of the asset.
- Assists onsite teams with establishing and implementing social media strategy, email marketing, advertising websites, content and overall customer experience.
- Analyzes reports and presents marketing performance data to internal and external clients by gathering and researching available sources of business intelligence data and proactively monitoring asset status to set short and long range marketing plans
- Works with design agencies, consults on creative scope of work, distributes requests for proposals, and project manages property branding initiatives to ensure high quality and timely completion of branding deliverables.
- Manages and organizes the storage of all marketing assets and maintains digital assets.
- Meets with advertising and marketing partners on a regular bases, reviews proposed service contracts to confirm preferred rates and ideal service levels, recommends creative service providers, monitors and manages advertising suppliers for product performance and service quality, and fine tunes services/budgets in place as needed to achieve optimal results that support asset performance goals.
- Supports and collaborates on new business development regionally.
- Supports and contributes to marketing budget recommendations at each individual asset and monitors spend to align with ROI benchmarks.

- Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.
- Adapts departmental plans and priorities to address resource and operational challenges.
- Decisions are guided by policies, procedures, and Regional/Divisional business plan; receives direction from direct supervisor.
OrganizationalResponsibilities:
- Identifies areas for improvement and offers suggestions to improve efficiency and productivity.
- Monitors market trends which may impact occupancy and leasing effectiveness within the portfolio, recommends changes and response strategies to offset market downturns or opportunities, and provides feedback and recommendations to Operations on improving struggling asset performance and maximizing revenue generation on performing assets.
- Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, research and/or subscribing to the internet or other professional publications, or utilizing other appropriate method(s) to obtain business and professional information, and applies knowledge and practices to area(s) of responsibility.
About You
- Bachelor’s degree in marketing or communications, or related field, and/or 3-5 years equivalent experience is highly preferred
- Demonstrated ability to read, write, and communicate effectively to prepare and explain data to team members.
- Demonstrated proficiency in Microsoft Office Suite, Property Management Software (PMS), Lead Management Systems, web-based creative platforms, and database management programs in order to complete required reports and communication materials.
- Experience utilizing social media tools, platforms, and performance analytics.
- Experience in consumer and content marketing is desirable
